E&D reckon the deal isn't a straight £8m, which makes a lot more sense considering that I think everyone thought it was over and above:

'Fine details are being gone over for Zohore. Should there be no hiccups, Albion will pay £8m if he reaches a set number of appearances, a set number of goals and helps the club win promotion back to the top flight.'

So maybe £5.5m to £6.5m + add ons?
